Deal Flow · Off-Market Multifamily · Texas
We source distressed and off-market multifamily for a network of active Texas buyers. Bring us a deal with a deadline: our buyers close on properties other buyers can't. Buyers, tell us your box and we send you what fits, before it's marketed.
Brokers, agents, wholesalers, property owners, other deal sourcers. You've found a multifamily property with a motivated seller: a lender deadline, back taxes, a code case, a partnership that's splitting up, an estate. Send it to us. We match it to a buyer whose box it fits, and you're paid a finder's fee when it closes.
Buyers, operators, developers. Tell us your box: markets, unit count, price per door, condition, how you close. We source from distressed-owner records, foreclosure postings and broker relationships across four Texas metros and send you only what fits, with the situation and the numbers laid out.
The center of the box our buyers are actively closing on right now. Bring us something close to it and we'll tell you within a day whether it has a home.

Property info, asking price, seller motivation, any docs. Use the form or call. We confirm receipt the same day.
We check the record, run the numbers against our buyers' boxes, and tell you within about 48 hours whether it has a home and with whom.
Buyer and seller (or the seller's broker) negotiate and close with each other. You're paid your finder's fee at closing under a written agreement.
Simul Fortis Holdings is a real estate investor, not a licensed brokerage, and we don't represent buyers or sellers. When we introduce a deal we're paid a finder's fee by the buyer under a written agreement, and the principals negotiate and close directly with each other. Brokers keep their commission and their client. We never shop a deal without permission.
Confidential. We respect your client relationships and shop nothing without your OK.
Tell us your box. You'll only hear from us when something fits it.
